Plumbing for North Providence Housing Stock
From Centerdale's three-deckers to ranches in Fruit Hill and newer builds toward Greystone — North Providence's housing varies street by street. We work all of it.
The Plumbing Follows the Housing
North Providence is one of the densest towns in Rhode Island, and its housing tells the story of every decade since 1900 — triple-deckers along the Mineral Spring corridor, post-war Cape and ranch homes in Marieville and Fruit Hill, mid-century brick two-families in Allendale, and a steady stream of newer single-family builds out toward Greystone and the Pawtucket line. The plumbing job we run depends entirely on which of those houses we're standing in.
What that means in practice: a triple-decker in Centerdale and a ranch on Mineral Spring Avenue have almost nothing in common from a plumber's point of view. The stacks are different. The water service is different. The heating setup is different. The right toolkit is different. We arrive with the truck loaded for the building, not for some generic North Providence call.
City Water & Sewer, Old & New Pipe
The whole town is on Providence Water and city sewer, which simplifies the supply side. The complication is the age and material of what's between the street and the fixture — galvanized water lines that have gone narrow, cast-iron drain stacks that scale shut, and 1990s-era polybutylene that's failing at the fittings. We diagnose the actual material before quoting the actual fix.
Working Triple-Deckers in North Providence
North Providence has a lot of three-deckers — especially in Centerdale, along Smith Street, and across the Mineral Spring corridor. Plumbing in a three-decker has its own rules.
Shared stack issues. Three units stacked on top of one stack means a problem on the second floor often shows up first in the basement. We camera before we cut, because guessing wrong in a multi-family is expensive.
Water pressure on the third floor. Galvanized risers that have lost half their bore deliver fine pressure to the first-floor tenant and a trickle to the top. Re-piping the riser to copper or PEX usually fixes it without touching the rest of the building.
Individual unit heaters & water heaters. Most North Providence triple-deckers have separate water heaters and heat per unit. We service each unit independently and coordinate access with the landlord or the tenant directly.
Landlord scheduling. If you own multiple units, we'll consolidate tune-ups and inspections into a single visit. Saves you the trip charges.
Single-Family Work in North Providence
Marieville, Fruit Hill, and Allendale are heavy with post-war ranches, Capes, and small Colonials. Common jobs we run on these houses:
- Tank water heater swaps — most are at the end of their 10-12 year service life
- Galvanized-to-copper or PEX repipes on the original supply lines
- Cast-iron main stack replacement where descaling won't get it back
- Outdoor hose bib replacement with frost-free models — the original 1955 valves are usually past saving
- Boiler service and oil-to-gas conversions on homes that already have baseboard or radiator distribution
- Sewer-line cleaning and camera inspection, especially before a sale
Modern Systems Out Toward Greystone in North Providence
The newer single-family stock — particularly out toward Greystone and the newer subdivisions off Douglas Avenue — was built with combi boilers, tankless water heaters, and PEX throughout. Different work entirely.
What we see most on newer North Providence homes:
- Combi boiler service, descaling, and component replacement
- Tankless water heater flushing and error-code diagnosis
- PEX manifold work and home-run line repairs
- Whole-home water filtration installs
- Gas-line work for generators, outdoor kitchens, and pool heaters

Multi-Unit Scheduling in North Providence
If you own rental property in North Providence — and a lot of the multi-family stock here is owner-investor — we work directly with landlords and property managers on tenant-coordinated scheduling. That means:
- Direct billing to the landlord with tenant-friendly arrival windows
- Annual boiler and water-heater tune-ups consolidated across your buildings on a single day
- Emergency response that doesn't require you to be there in person — we can keys-and-codes our way in if you trust us with access
